Monthly Management Fee

10% of the monthly rent collected. This fee covers services like tenant communication, property inspections, and maintenance coordination.

Tenant Placement/Leasing Fee

50% of the first month’s rent collected. This fee is charged for finding and placing a qualified tenant.

Lease Renewal Fee

$150 flat fee. This fee is applied when renewing an existing tenant's lease.

Eviction Fee

$500 flat fee. If eviction proceedings are necessary, this fee is charged to cover the associated costs for vacating the property and coordinating with all parties (Landlord, Tenant, Lawyers, and Courthouse Representatives). The Landlord is held responsible for all legal charges from the Courthouse and/or Lawyers.

Late Payment Service Charge

FREE - Some companies charge a portion of late fees collected from tenants, often split between the property owner and the management company.

Setup/Onboarding Fee

FREE - Some companies charge a one-time fee for setting up a new client/Landlord account.

Maintenance Fee

FREE - Some companies charge an additional fee or a markup on repair costs.

Vacancy Fee

FREE - Some companies charge a fee for managing a vacant property, which may be a flat rate or a percentage of the expected rent.

Inspection Fee

FREE. Some companies charge a fee for conducting regular property inspections and coordinating Rental License approvals with the City.
